Welcome to the Unstoppable Real Estate Agents Podcast. I'm your host and real estate productivity expert, Kim Hughes. Join me as we focus on real strategies and implement real solutions designed for you to achieve major success in your business and life while getting you organized. I want to share with you a little story about an agent that we have who came to me oh about six months ago. And then we told her, you know, you've got to embrace AI. You really need to embrace it just for your business. You don't have to do it for personal, just for the business. And so once we kind of guided her through, you know, the preliminary setup and everything, she came back to me and said, it's, it's, it's not working. I don't like it. I don't want to use it. It's too much hype has gone into this. It's not doing what it's supposed to. So I asked her, I said, well, you know, we did, we gave you the interview questions and we told you to answer those questions when you feed it to AI. And that way AI will know who they're talking to. And she said, Well, no, I don't have time for that. And I said, Okay, but that takes two minutes. And I said, So if you're not gonna set up your AI, that's kind of like you going out and just hiring somebody off the street and just saying, Hey, you want a job? Come on, I'll uh I'm gonna give you all of this information and you're gonna just run with it and, you know, build my business. That's what it's doing. And so we want you to make sure that you understand how AI works and what you need to do to make sure that it's working for you because it is phenomenal. I mean, every day I am learning something new, um, but I also get frustrated with it. You know, sometimes AI will just kind of go off to the left or to the right and and it comes back and it's like talking about something totally different. So, what I want to do today is kind of show you um ways that you can set up your AI so that you are successful, because this could be a power tool in your arsenal, okay? Because this is what's going to really free you up. But you do need to spend a little time setting it up. It's kind of like in our coaching group today, we talked about this topic. And they said, but it takes so long. And I said, it maybe two hours. You don't have to do it all in one session. Just break it down because it's very important that you do this, okay? I mean, this is like going out and selling real estate without having a the knowledge or the experience to do real estate, right? So let's set you up for success and make sure that everything that you put into it going forward is to your benefit, okay? So let's talk a little bit about what you should do. So in my world, I would say sit down and just open up whichever, you know, um AI that you're using. You know, the most popular ones are ChatGPT, Claude, and Gemini. So I'm kind of talking about those three. Now, if you're gonna go into other ones, you just need to figure out what they call their, you know, assets inside their program. So the first thing I want you to do is sit down, turn on the microphone, because we want the microphone to record your voice for AI. We want AI to learn your voice pattern, understand your words. So when you're talking to AI, just talk to it like you're talking to your best friend, you know, and just feed it all this information. You don't have to be formal. You can make mistakes, you can say, uh, hold on, let me do this. You know, it's following what you're saying. So don't feel like you have to stop every time you make a mistake. Just say, oh, you know what, I gave you the wrong terminology, you know, or something like that. So be very casual, very, you know, very confident in this conversation that you're having. And know that if you had a if you made a mistake, correct yourself and just keep going. Don't stop recording, just keep going. Because once you have everything in there, then you upload it to AI and AI will cipher through all of that. Okay. So don't stress yourself out over the interview. So the first thing we want to do is feed it your business basics. This is going to be your name, where you're located, what your brokerage, who do you work with, you know, I mean, like address, phone numbers, email address, um, anything that it needs to know who you are. So, for example, if you've been in real estate for 20 years, you need to tell it that. And you need to tell it where you have thrived in those 20 years. So you could say, you know, I'm a real estate agent in Tyler, Texas, and I am working with farm and ranch. That's my specialty, but I sell all types of real estate, but my focus is farm and ranch. So that way when AI is putting things together, it knows that your specialty is farm and ranch. Okay. So I want you to kind of be very detailed and overload it with information. You can never give it too much. So let it really understand who you are and what your market is like. And a bonus tip here is to get your market stats. Maybe the neck, the last six months would be great. Um, but it you get what you can. And then you upload it into your AI and you tell it, you know, these are the market stats for my area over the last six months. I would like for you to review each one and then give me your opinion of the way that our market looks today. And so what it's gonna do, it's gonna go backwards and review all that information, gather it up, and deliver it to you in its own, in its opinion of what's going on in your market today. And the reason why that is really important is because you're training it to understand your market. So then going forward, I would definitely get your market stats and upload them every month. And that way it can stay up to date on what's going on in your market. That is something that nobody else is talking about. So make sure you write this down. Market stats from the last six months, and then going forward, every month your market stats come out, feed it to your AI. And you know, a little prompt could be something like this is um April 2026 market stats for the Tyler, Texas um market. Keep this file to where you can refer back to it going forward for the next month. And then every month you're telling it that. So that's a new system, okay? So that's very valuable information because it may give you an opinion that you haven't even thought of. And then you can take those market stats and put it together and do a video and send it out to your database, put it on social media. And I'm getting, I'm going down another rabbit hole. So let me gather myself back up because I get very excited about this stuff because I can just see the potential that it offers all real estate agents, doesn't matter where you are in your in your career. Okay, so the business basics, feed it your name, your company, how long you've been in the business, talk about your brokerage. Um, do you have a team? Do you are you a solo agent? You know, what are all of those particulars, right? Then the next thing I want you to do is talk about your market. This is where the market stats come in. So, you know, tell it my city is, my state is, my community is, my county is. I work in one, two, three, four, five different markets. And then make sure you name those markets. I gave them numbers to give you an example. So then I want you to upload that information, not upload it, but tell that to AI so that it knows all of your markets. So if you have, if you sell in 10 different suburbs, you need to feed it that. So if I was in North Dallas, I would be telling AI that, you know, I'm in North Dallas, North Texas. Um, I would list my uh counties like Colling County, Dallas County, whatever. And then the communities, Frisco, McKinney, Allen, Aubrey, Prosper, um, Little M, you know, what all communities do you sell in? You know, because you want to tell that to your AI, because AI is going to be your right hand, right? Okay. So then talk about your ideal client. Now, let me kind of stop and say when you go from one to another, I want you to say to AI that these are the basics of my business. This is my market. This is my ideal client. These are the words that I love to use, and these are the words I hate to use. So that way it's getting to know who you are, right? So exciting, isn't it? Okay. So then you sit down and you tell them who is your ideal client? What kind of community do they live in? What is that price range? What size of home? Or is it and to dogs, to cats, whatever. The mother-in-law lives with them. What is that perfect client to you? And maybe not perfect, but ideal client. And then is it um a luxury homes? Is it, you know, multifamily? Is it commercial real estate? What is it that you your niche and then your ideal client? Okay. Make sure you feed it all of that. If you like working investors, then you need to tell it why you like to work with investors, okay? So you're telling it your market, you're telling it all the specifics, but then you need to tell it why. Because even though a lot of people don't look at AI as, oh, what they want to understand that. Oh, yes, they do. My AI does, and I use Claude, ChatGPT, and Gemini. So it's what you feed it. As you, it's not gonna read your mind, and it's not gonna know who you are, and it's not gonna go look for you because that's not what it's programmed to do. It's programmed to give you information based on what you feed it. Okay. Then I want the reason why I want you to record your voice is because we want it to get to know who you are, your accent. You know, what do you emphasize on? Where can I tell there's excitement? What words do I use that um make me unique? You know, things like that. So I would always say, or what I have done is when I set up my AIs, I tell it, you know, I want it to be very uh friendly, very casual, um, professional, though, and authoritative. Okay. The word authoritative is a very important word that you might want to use when you talk about your voice, or what voice do you want your AI to understand to re to return things to you? So if you're one of those that you will write a blog, that's really important that your AI understands your voice and how you speak. As a real estate agent, it's going to be very important when you're putting together your listing packages, your listing presentations, your buyer packages, um, your email sequences and things like that, your newsletter, your social media post. So make sure that you spend a few minutes with the AI teaching it your voice and the commands that you like to use, you know, um, and maybe even give it a listing description, you know, maybe you read it and um let it understand what you're looking for when you ask for it to give you a listing description. Okay. Now, there are things about AI that if you've been in AI for a while and you're on that, you know, um, if you're at that place where you're learning AI all the time, like I'm constantly learning. So there are things about AI, like if you see an article or anything like that that has multiple dashes, that's an AI thing. That's just what AI does. They all do it. So that would be something that I would say when you are writing for me, keep in mind that I do not like the dashes. Um, there's words that you may not like. Um, so for example, you know, stunning may be a word you would never use. Tell that to your AI so that it doesn't use that word. Um, you know, it could be like the word, one word that just makes my skin crawl is ponder. Let me ponder that. And there is a reason why that word makes my hair stand up. But that is a word that I told my AI, don't ever use this word because I don't like it. I think it sounds very, you know, um, I don't know, I just don't like the word. And so that way your AI is really going to be your second you, you know, once you have this all done. And again, I'm gonna, I'm gonna encourage you to stay with it because it's very important to your business. And once you do this, you don't have to redo it. It's already in there. You don't have to feed it every time. And, you know, I would say maybe every six months you sit down and look at this and see if there's any way, any areas that you need to update. Maybe you changed your brokerage, so you need to go in there and update that, you know, and tell AI, hey, I changed brokerages. I'm now with, you know, and then that way going forward, it will know that when it's creating content or anything for you, systems or anything, then it's going to have that information and you don't have to repeat it every time you open up your AI. Excuse me. So once you do this part, you know, I would say probably spend 30 minutes, maybe 40, you know, if you're looking for time to sit down and be able to focus. And the other little tip that I will give you is when you do this, make sure that you're alone. You don't want background noises, you don't want the TV on, the people talking in the background. So, you know, if you have to go into your bathroom, shut the door, sit down and do this, do that because that's how important it is for you to be successful with this AI. Okay. All right. Now, um, how do you want to? So let's say you've done everything you're supposed to do. Your AI knows who you are, it knows your market, it knows your voice, it knows how you like to work. You feed it everything. I'll even go as far as I have told my AI to understand my personality, things about me that are personal. You know, they're not dark hidden secrets or skeletons in my closet, but they're things that I've experienced over my career. Um, things that I've experienced in my personal life, you know, as I was growing up. I mean, you know, everybody's got their little, you know, their little habits, their little twerks and things like that. So do you want to feed that to your AI so that they understand you better? I'm gonna tell you, yes. I did that. And it was amazing to me how much my AI changed the way it talked based on what I fed it over, like, you know, when I was growing up. This is, you know, how I was raised. And when I was in my teens, this is what I did when I was in my 20s, you know, this was what I was doing. And, you know, it was amazing to me how it picked up. Um, you know, one thing I'll always say, I've never been diagnosed, is that I am ADD, just because I I love to multitask. And so I always laugh about it. I know it's not a joke, it's a very serious condition, but you know, do I have ADD? If I was ever tested, I probably would be, you know, they would probably say, yes, you are. But I use that to my advantage. And so, but did I tell Chat GPT that? I did. I said, you know, I may come across sometimes as an ADD, OCD type personality, and it's only because I want my systems to be very strategic, very organized, and everything. But then I'm also a creative. And so then you need to tell it what makes you creative, you know, what gets you excited to be creative in in your world. You may love to stage homes for your clients, you know, when you have a listing. That may be a service you offer because that is a passion you have. Feed that to your AI, okay? And then tell it about your hobbies. Tell it about the things that you enjoy doing because when it's creating content, you want it to create it in you as you. So, you know, if you if you're one of those that you sell lakefront property and you love to go fishing, and that's what drew you to being a lakefront property realtor, talk about that. You know, oh, as I was growing up, my brothers and I, my sisters and I would go fishing. You know, we'd have these great trips to the lakes. And then when AI does this for you, they know that. They already know that about you. Okay, so now that you have how to set up your AI, then I would love to see you take maybe an hour, 30 minutes to an hour, and go in there, pick an AI that you really feel good with. Now, at the time of this video, the three that I recommend is Chat GPT, Claude, and Gemini. Each one works a little bit differently, but at the end of the day, they all work the same. Chat GPT is very unique to offer you one thing where Claude is one thing and then Gemini is one thing. So the way I use them is I use Chat GPT for content. If I need to, as we are talking here, I will take this video and I will upload it to AI and say, you know, hey, create me podcast show notes, create my blog, create my YouTube description off of this video. And then it'll go in there and it'll create all this content. And then what I need to do is sit down and just go through it, review it, make sure that it's right, because it's not always right. So you'll always want to review what it's giving you, and you want to make sure of it. And if you have research, so if you say, Well, I'm gonna be talking about um, you know, how to mow your lawn correctly, and you're feeding it to AI and having AI write it for you, make sure you proof it and make sure that it works for you because it could be doing an article on how to mow your yard if you live in Texas and you may live in Colorado. Two different types of yards, you know. So I want you to be very specific, very detailed when you talk to your AI. I use Claude for deep, deep writing, uh, coding, and things like that, deep thinking. And then I use Gemini for my research. So they all three bring to the table a different, um, a different type of AI. So that's why I want you to be very careful when you buy into these AIs. Make sure that they do what they're supposed to do for you. Because there's a lot of them going around that are saying, you know, hey, we can do this, and this is a real estate AI, real estate AI. And you really need to know what it's going to give you if it is really truly an AI that was created for real estate agents. So I hope today's episode was really good for you.
